Selecting an appraisal contractor is one of the most important decisions an assessing official makes.

In addition to meeting USPAP standards, a truly customer oriented appraisal contractor should be knowledgeable about all facets of the assessing process and the assessor’s office.  They should be willing and able to provide the assessing official with advice, counsel, and help.

The reliability, credibility and equality of the property values developed for a jurisdiction by an appraisal contractor can be a major factor in helping an assessor remain in office.

May we have the opportunity of helping you remain in office?

1.     Our Guarantee of Excellence

Appraisal Research Corporation (ARC) is the only organization in the mass appraisal field that guarantees the quality of its work.

2.     Quality and Reputation

We understand our clients’ need for fairness, equity, and complete disclosure of facts and information in the valuation process.  We also understand their concerns about the economy's effect on their jurisdictions’ property values.

ARC has been in business for over 25 years. During that time we have developed a reputation for quality, service, and honesty.

Please call any of our clients to inquire about our work.

3.     Location

Appraisal Research Corporation’s home office is in Findlay, Ohio—the center of the Midwest.

Our regional and district offices are located throughout the states in which we work.

4.     Professionalism

ARC is committed to professional excellence.  We have the largest group of designated appraisers and professional designation candidates of any organization in the mass appraisal field. This ensures our clients have qualified, educated and trained assessment staff working for them.

Members of our firm also serve on committees of the American Society of Appraisers, the International Association of Assessing Officers, the Appraisal Institute, and the National Association of Mass Appraisers.  These organizations are committed to improving the appraisal industry, as are we.  We believe our participation in these organizations improves the quality of our people while they make a contribution to our profession and to our clients.

In addition, our owner and CEO, Richard (Dick) Hoffman, holds professional designations as an ASA, a CAE, and a MAI.  He regularly serves as valuation consultant.

5.     On-Site Decision-Makers

ARC believes that the decision-makers for a project should be local—not in Findlay.  Our on-site supervisors do not have to call back-and-forth to the home office for approval before making decisions.  Their experience, coupled with that of their district supervisors and regional managers, ensures that critical decisions are made thoughtfully and promptly.

6.     Training: Our Staff & Yours

In keeping with our commitment to professionalism, our staff is extensively trained.  This ensures our clients knowledgeable, capable and well-equipped individuals who are able to meet the specific needs of their unique jurisdictions.

We also provide training in basic valuation procedures for our clients and their staff members.  This training can include staff visiting the field during the measuring, listing and reviewing phases, learning how pricing schedules are developed, and the basics of neighborhooding.

We also provide special classroom sessions before tax collection.  This training ensures each person on our client’s staff clearly understands the mass appraisal process and is taught how to clearly explain it to their taxpayers.

7.     CAMA Systems Experience

ARC has recruited a staff of bright, innovative minds who have experience working with a number of computer assisted mass appraisal systems (including our ARCama).

We have experience using the systems listed below in developing values for our clients and are familiar with each CAMA system’s “personality” and foibles.

· ARCama

· ATEK

· CLT

· Ebert

· MacDonald, Friedberg, Carr & Dixon

· Saber

While working closely with each computer vendor, we provide our clients with guidance and expertise relative to maximizing their results from their particular CAMA system.

7.     We Defend Our Values

ARC is fully prepared to defend all the values we establish.  We can also serve as a technical consultant to clients and provide qualified experts for testimony in the Court of Common Pleas or before a state’s tax appeal hearing.
